The weather is warming up and Spring is right around the corner! Now is a great time to take care of some of the home maintenance projects you may have been putting off during the winter. We’ve gathered some helpful tips for things you should definitely be looking at this Spring.

Check Sprinkler and Irrigation Systems

When you build one of French Brothers new homes in Alamogordo, NM, your front yard landscaping comes complete with an irrigation system. This makes taking care of your landscape worry and stress-free! It’s a good idea to inspect the system every spring and make sure there are no leaks or damage from the winter. Turn the system on and walk your property, checking for damaged sprinkler heads. Adjust any sprinklers spraying the house, and check for any water pooling where it shouldn’t be. If you are unsure of how to fix any damage you find, call in a professional. It will save your plants and water bill come summertime!

Treat and Reseal Exterior Wood

Exterior wood can create a beautiful look in your home, whether its fencing, accent beams, or a pergola. Make sure you treat and reseal your wood at least once a year to keep it from cracking, water damage, and rot. This is a good time to repair any damage that may have occurred to your woodwork over the winter.

Inspect Your Roof

Weather can take its toll on shingled roofs any time of the year, and Spring is as good a time as any to inspect your roof to make sure there is no damage. Check for missing shingles, joints that may be to be re-caulked, and anything that looks off.  With proper annual maintenance and the occasionally replaced shingle, you can dramatically extend the life of your roof.

Inspect Caulking Around the Home

Proper caulking can significantly prevent leaks, drafts, and pests from getting into your home. Caulking does not last forever, and needs to be inspected and repaired at least once a year. Walk around your entire home and note any places where caulk is cracked, damaged, or eroded. Take a look at interior caulking as well.  Scrape out the existing caulk, and re-caulk the area as needed. It’s a small job that will make a big difference!

Change Filters and Service Your Air Conditioner

With Summer fast approaching you definitely want to make sure your Air Conditioner is working properly! Change out your filters at least once a season, and consider hiring a professional to give your whole system a tune-up. Even if your AC is blowing cold air, it may not be working as efficiently as it could be. Get it in tip-top shape to save money and keep your home comfortable!
